Half of that (2.5%) is given to the Buyer’s agent. It is from this commission that you can get cashback when buying a house. The other half (2.5%) is kept by the selling agent in return for their services to help sell your home. If you can get that agent to reduce their percentage, it’s less money that you have to pay. Pay for What You Use

Absolutely not. Studies show that staging can increase the sales price of a house 1% to 5%. On a $1 million sale, that’s $10,000 to $50,000. It doesn’t make sense to save $10,000 if it costs you $20,000.
However, if two agents are offering you the same service and one is charging less, that’s cash back in your pocket.
